Cement and Building Material Prices in Uganda 2026: Tororo, Simba and More

Anyone budgeting a house, a shop or a boundary wall in Uganda starts with the same question: what is the cement price in Uganda this month? Prices for a 50kg bag in 2026 are reported at roughly UGX 30,000 to 40,000 for the common grades, but the figure depends on the grade, the brand and where you buy. This guide pulls together 2026 price lists for cement, iron sheets, rebar, blocks and bricks, explains what the grade names mean, and shows how to keep your costs under control. Treat the numbers as a guide, since prices move with fuel costs, the exchange rate and stock.

Cement price per 50kg bag in Uganda

Two 2026 Ugandan price lists give a sense of the range. A July 2026 construction-rates article listed:

  • Tororo Cement CEM IV 32.5 (red bag): UGX 30,000 to 31,000.
  • Pozzolana cement CEM II B 32.5 (black bag): UGX 32,000 to 33,000.
  • Portland cement CEM I 42.5N: UGX 35,000 to 48,000.

A 2026 building-materials price list from another Kampala supplier showed higher figures: UGX 34,500 for ordinary CEM IV 32.5N, UGX 38,000 for CEM II 32.5N, UGX 40,000 for CEM II 42.5N and UGX 52,000 for CEM I. That list also warned of a rise of up to 10 percent in 2026 because of higher fuel costs. On Jiji Uganda, listings seen in October 2026 included Simba cement at UGX 35,000 and Tororo cement at UGX 37,000, as well as an outlier Tororo listing at UGX 50,000. The differences between sources show why you should compare at least three quotes and ask whether delivery is included.

Hima, Tororo, Simba and Kampala Cement: the main brands

Uganda's cement market has several well-known names. Hima Cement, Tororo Cement, Simba Cement (part of the National Cement and Devki Group operation) and Kampala Cement are the brands named in industry coverage. Competition from newer entrants such as Simba and Kampala Cement was credited with pulling prices down in 2019. I did not find a verified 2026 price for Hima cement, so I am not quoting one. Ask your hardware dealer for the current Hima quote and compare it with Tororo and Simba in the same grade.

What CEM I, CEM II and CEM IV mean for your project

The grade on the bag matters as much as the brand. In the lists above, Portland cement (CEM I) is the most expensive, pozzolana blends (CEM II) sit in the middle and CEM IV is the cheapest. A cheaper grade can be fine for plastering and block-laying, while structural concrete such as columns, beams and slabs often calls for a higher strength grade. Ask your engineer or site foreman which grade the drawings specify, and do not swap grades to save money without their approval.

Iron sheet prices in Uganda

Per-piece prices for roofing sheets in 2026 lists:

  • CoverMax 30G box profile: UGX 48,500 to 52,000.
  • CoverMax 28G box profile: UGX 61,500.
  • Resincoat 28G corrugated: UGX 61,500.
  • Versatile 28G tiled profile: UGX 87,500 to 92,000.
  • Orientile or Romantile 28G tiled: UGX 89,500.

Gauge matters: a 28G sheet is thicker than a 30G sheet, which is why it costs more. Check the gauge on the sheet rather than relying on the label.

Steel bars (rebar) prices in Uganda

For 12-metre lengths of TMX B500C ribbed bar, a July 2026 article listed T10 at UGX 32,000 to 34,000, T12 at UGX 38,000 to 39,000, T16 at UGX 69,000 to 73,000 and T20 at UGX 130,000 to 145,000. The other price list showed T25 at UGX 200,000. Ring wire (R6, R7, R8) was listed at UGX 7,000, 18,000 and 25,000 respectively, and binding wire in a 20kg roll at UGX 120,000. Weigh a sample bar and ask for the mill certificate if the price looks too good.

Block and brick prices in Uganda

Per-piece 2026 prices were listed as:

  • Burnt clay brick (bbumba): UGX 450 to 500.
  • Hollow concrete block, 4 inch: UGX 1,600.
  • Hollow concrete block, 6 inch: UGX 1,900 to 2,100.
  • Hollow concrete block, 8 inch: UGX 2,400.
  • Solid concrete block, 6 inch: UGX 3,200, and 8 inch: UGX 3,700.

Site-made blocks advertised on Jiji Uganda ranged from UGX 700 to 1,900 each, depending on size and seller. The price of a made-on-site block depends heavily on the quality of the mix, so ask to see the blocks being cured and cracked before you order thousands.

Why cement prices change and what it means for you

Cement prices in Uganda have moved sharply before. Industry coverage reported a fall of about 25 percent over six months in 2018, from UGX 38,000 to UGX 28,000 per bag, and a rise in early 2018 that Tororo Cement attributed to higher fuel prices and a weaker shilling. Those are old figures and not today's prices, but they show the pattern: fuel, the dollar and new competition all feed through to the price in a matter of months. If you are building in stages, avoid buying all your cement far in advance, because it can harden if stored badly. Buy in lots you can use within a few weeks, store it off the ground and under cover, and agree on a delivery price in writing.

Prices outside Kampala

The price lists above were for Kampala-based suppliers, and I could not verify upcountry price tables. Transport adds cost, so in practice expect the price per bag to rise with distance from Kampala and from the factories.
